QuickBooks Online Bookkeeper for Cleanup Project + Year-End Close (Commercial Real Estate Brokerage)
I manage a boutique Manhattan commercial real estate brokerage. Our previous bookkeeper is no longer available, and I need an experienced QuickBooks Online bookkeeper for three phases of work. Phase 1: Cleanup through September 30, 2026 (start now) A. Co-broker commission tracking and 1099 setup. Set up a co-broker as a 1099 vendor from a signed W-9, turn on 1099 tracking, and map to 1099-NEC Box 1. Enter bills for his share (45%) of two commission invoices. One invoice is paid by the landlord in two installments, so the bill needs to be split or paid partially as we collect. B. Reclassify personal expenses paid from the business account. A series of personal payments hit the business checking account and need to be handled consistently (owner's draw or equivalent treatment). C. Investigate a bank-feed mismatch. One $2,530 expense coded to Rent does not appear on any bank statement for the period. It appears to be a bad manual match in the bank feed. Identify what it's tied to, then unmatch, correct, or recreate as needed so the account reconciles to the statements. Vendor-to-category cleanup. Review vendor transactions (including Upwork contractors) through 10/01/2026 and reclassify anything sitting in generic or miscellaneous categories. Recommend a standard category mapping going forward. Phase 2: October 1 through November 30, 2026 (start first week of December) Categorize and reconcile all accounts for October and November using the standard category mapping from Phase 1. Enter any new co-broker bills and flag anything personal or unclear. Phase 3: December and year-end close (start January 5, 2027) Clean up and reconcile December, finalize the year through 12/31/2026, prepare 1099s, and get the books ready for my CPA. Requirements: -Strong QuickBooks Online experience, including bank feeds, reconciliations, and undoing bad matches 1099 vendor setup and filing experience -Experience with commission-based businesses is a plus Clear written communication. Tell me what you found and what you changed. -Must handle sensitive data carefully. No tax IDs or account numbers by email.
