[Remote] Senior Accountant

Note: The job is a remote job and is open to candidates in USA. AVAIO Digital is hiring a Senior Development Accountant to own financial tracking and reporting for development and construction projects. The role monitors budgets, commitments, actuals and forecasts; manages lender draw packages and project cash flow; and supports accounting close, reconciliations, audits and Yardi workflows.

Responsibilities

• Own budget, commitment, actual and forecast tracking for assigned development and construction projects, including coding of development costs and operating capital expenditures in Yardi or a similar project management solution
• Own the monthly progress draw cycle: review pay applications with Project Managers and Project Controls, confirm backup is complete, and prepare and submit monthly draw packages to lenders
• Maintain subcontractor contracts, change orders, retainage and lien waivers, and track vendor insurance compliance
• Investigate and explain variances between budget, commitments, actuals and forecast, and communicate findings to Project Managers and the VP Construction Accounting
• Prepare cash flow analyses, monitor project liquidity, and process funding requests
• Support monthly accruals, bank reconciliations, the periodic reporting cycle and annual audits
• Reconcile quarterly intercompany transactions, including development fees, and outstanding commitments
• Sustain Yardi data quality through regular review of inputs, outputs and workflows
• Support the contracting process in partnership with the Project Managers
• Grow into a Yardi Subject Matter Expert (SME), supporting internal and external Yardi users and coordinating between them

Skills

• Self-directed and accountable: manages a full workload and meets close and draw deadlines independently in a remote setting
• Exceptional attention to detail and strong analytical skills, with accurate, well-documented deliverables
• Clear written and verbal communication; able to work credibly with Project Managers, lenders and vendors
• Bachelor's degree in accounting, finance, or a related field
• 3+ years of experience in development, construction or real estate accounting
• Working knowledge of construction accounting: job cost accounting, committed costs, retainage, change orders, AIA pay applications, lender draw packages and lien waivers
• Advanced Microsoft Excel and PowerPoint skills
• Yardi and/or Procore experience (Sage, Viewpoint, Foundation or similar ERP experience also valued)
• CPA, and experience with data center, large-scale development or construction lending
