Remote Position

[Remote] Real Estate Analyst

🌍 Remote · United States 💼 Full-time

Note: The job is a remote job and is open to candidates in USA. Wealthspire is hiring a Real Estate Analyst to support its corporate real estate portfolio and lease decisions. The role manages lease critical dates and broker coordination, analyzes portfolio data, reviews payment files, and supports lease transactions and approvals.

Responsibilities

  • Maintain a forward view of expirations, options, and notice deadlines; frame renew / relocate / consolidate / let-expire options; and support Head of Corporate Development to drive each renewal to a decision
  • Act as the day-to-day point of contact: develop inputs needed and review, synthesize, and act on outputs
  • Assemble and maintain the datasets that drive decisions — space utilization, in-office employee lists with home zip codes (for commute studies), occupancy, and headcount-to-footprint by location
  • Perform a single-layer review and approval of the monthly payment file before release to AP/Workday
  • Develop LOI key terms against Wealthspire's established benchmarks and prepare the lease-renewal / new-lease approval form for each transaction
  • Maintain a forward-looking view of all lease expirations, options, and notice deadlines; review monthly critical-date reports and ensure no deadline is missed
  • Track renewal timelines and manage true ups where a renewal lags an expiration
  • Serve as the day-to-day point of contact with the Broker Partner account team
  • Source the inputs needed to execute documents, GL codes / cost centers / allocation splits, and vendor/banking setup
  • Review and synthesize broker deliverables — abstractions, market reviews, commute and consolidation studies, and the monthly reporting package — and surface what matters to leadership
  • Set and support a recurring touchpoint with the Broker Partner account team to keep work moving forward
  • Perform a single-layer review and approval of the monthly payment file before it is released to AP/Workday
  • Track broker service levels and flag issues against the governance playbook
  • Assemble and maintain the datasets that drive decisions: space utilization statistics, in-office employee lists with home zip codes (for commute studies), occupancy, and headcount-to-footprint by location
  • Provide sufficient data and analysis to support renewal decisions — gather inputs, frame renew / relocate / consolidate / let-expire options, and present recommendations to the Head of Corporate Development
  • Support consolidation assessments — identify candidate locations and assemble the data needed to model them
  • Coordinate market reviews and market-rate assessments performed by CBRE; compile comparable data and summarize implications for upcoming renewals
  • Develop LOI key-term sheets for renewals and new leases, using established Wealthspire benchmarks as the standard for tenant-favorable terms
  • Prepare the lease-renewal / new-lease approval form for each transaction and route it for sign-off
  • Hand finalized, approved documents to Broker Partner for onboarding and abstraction; support M&A lease roll-ins from acquisitions

Skills

  • 2–4 years in commercial real estate, lease administration, corporate real estate, or a related analytical / coordination role
  • Strong Excel skills and comfort assembling, cleaning, and cross-referencing datasets (employee rosters, utilization, occupancy)
  • Ability to read and interpret basic real estate financial metrics — occupancy cost per employee, rent per square foot, total lease liability — sufficient to frame renewal options in financial terms
  • High attention to detail and deadline discipline — this role is the safety net for critical dates
  • Clear written communication; able to distill data into concise recommendations for leadership
  • Comfortable coordinating an external vendor alongside multiple internal stakeholders

Benefits

  • PTO
  • Paid holidays
  • 401(k) with match
  • Exclusive discount programs
  • Health & wellness programs
